The original architectural concept presented a stunning home, but it carried a prohibitive $8 million construction price tag. The client required a solution that preserved their spatial needs and luxury expectations, yet fit strictly within a $3 million budget. Here is how our redesign achieved the impossible.

The $8 Million Disconnect: The initial proposal by the original architect was undeniably grand, sprawling across a massive 1,000 square meters. Often, when clients are based overseas, the realities and nuances of Australian construction costs can be difficult to translate, frequently leading to unintentional overdesign and severe budget blowouts. In this case, the original 1,000-square-meter layout far exceeded what the client actually required.   • Site Response & Earthworks: The most significant cost-saving measure was rethinking the groundline. Rather than fighting the topography, we worked with it. By elevating the building and creating a half-basement tailored to the natural slope, we minimized expensive site cut costs and drastically reduced the reliance on heavy retaining walls.
  • Footprint Optimization: We successfully cut the fat from the oversized initial plans. By focusing strictly on the essential spaces the client truly needed, we condensed the total footprint from 1,000 square meters down to a highly efficient 650 square meters. We significantly condensed the basement footprint while preserving every essential function. The home still comfortably accommodates the expansive four-car garage and a dedicated cinema space, proving that efficient spatial planning doesn’t require sacrificing high-end amenities.
  • Formal Justification & Exterior Materiality: We transitioned the design into a simple, minimalist form, streamlining the construction methodology without compromising architectural integrity. To ensure a premium, imposing street frontage, we curated a refined and cost-effective material palette. Crisp concrete render and architectural aluminium battens integrate seamlessly alongside smart Weathertex cladding and Colorbond Monument detailing.
  • Interior Elegance & The “Wow Factor”: The uncompromising aesthetic continues inside, where we balanced high-quality finishes with a sleek, minimalist design philosophy. We retained the project’s defining showpieces to ensure the home kept its dramatic impact—anchored by a grand spiral staircase and expansive, floor-to-ceiling slimline sliding doors that evoke a serene Japanese aesthetic.
